This document outlines the terms and conditions of your stay at {Unit Name}, {Property Name}, {Location}. By proceeding with the booking, you confirm your understanding and acceptance of these terms. This terms & conditions sheet does not constitute a Rental Agreement. The following serves as a general provision of information prior to the Rental Agreement being sent via email for your electronic signature.

Reservation & Payment Details
|
Deposit & Balance(s) Due: All reservation(s) made with Biloxi Beach Resort Rentals will require payment due up front. When booking directly with Biloxi Beach Resort Rentals, there is a deposit of 35% of the booking total outside of 30 days of arrival. If booked inside 30 days of arrival, the full total would be due upon booking.
- The amount of this deposit and or total cost is determined by your chosen booking platform. For more information about your reservation(s) cost(s), please contact the company or individual with which you have made your reservation.
Payment Method: Payments are processed through your chosen booking platform, Online Travel Agent (OTA), and/or Biloxi Beach Resort Rentals staff and are subject to applicable state and local taxes. For clarification on payment information, guest(s) must contact the entity or individual with whom they have booked through.
- Confirmation: A confirmation email will be sent once your reservation is processed. Please review all details carefully and notify us of any errors within 48 hours.
- Identity Verification: To protect against fraud, identity theft, and security risks in our communities, we require that all Guests successfully complete an identity verification check, unless specifically waived by BBRR due to existing identity verification such as return guest status.
Falsified Reservations:
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, and/or balance of rental payment. Guest will not be permitted to check-in or will be evicted per Mississippi Code of 1972, section 75-73-13.

Minimum Stay:
Minimum stay requirements are set by the property Homeowner's Association(s). Longer stays may be required during certain dates and special events.
Resort Fee:
Resort Fees are determined by the property Homeowner's Association(s). If applicable, these fees will vary by complex and are charged monthly. These funds are collected by us and remitted to the respective Homeowner's Association(s).

Cancellations & Modifications
|
General:
Please check the specific cancellation policies and refund terms on your chosen booking platform. This information will vary based upon your preferred and/or chosen booking agent. If available, we recommend purchasing travel insurance for additional protection.
BBRR Policies:
Unless otherwise specified during booking, if you wish to cancel your reservation, payment will be refunded as follows:

All reservations canceled thirty (30) days prior to check-in date will receive a refund of the deposit paid minus a cancellation fee of 6% of the rental total.

All reservations that are not paid prior to thirty (30) days of your check-in date will be cancelled, and all advance payments will be forfeited.

All reservations cancelled less than thirty (30) days prior to your check-in date will forfeit all advance payments.

Refunds are only issued for cancellations outside of the cancellation date range (30 days or more prior to your check-in date) and do not include a cancellation fee of 6% of the rental total.

NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances within the cancellation date range.

The above cancellation policy does not apply to guests that have purchased Travel Insurance. You must make a claim through Rental Guardian (Play Travel Insurance). Guests that purchased Travel Insurance may qualify for a full refund through Rental Guardian Travel Protection.
Please note: Biloxi Beach Resort Rentals, LLC cancellation policy does not provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip. We strongly suggest that you purchase Travel Insurance!

Check-In / Check-Out Information
|
Check-In:
Begins at 5:00 PM CST. Early check-ins may be allowed starting at 2:00 PM if the unit is ready. A starter pack is provided upon check in. Anything after, would have to be purchased by the guest.
Biloxi Beach Resort Rentals will provide the following starter items in your unit:

- 1 Small Bottle of Dishwashing Liquid per Unit
- 1 Paper Towel Roll per Unit
- 1 Pack of Kitchen Wipes per Unit
- 2 Dishwasher Pods per Unit
- 2 Laundry Detergent Pods per Unit
- 2 Wastebasket Liners per Wastebasket in Unit
Per Number of Bathroom(s) in Unit:
- 1 Shampoo per Bathroom Kit
- 1 Conditioner per Bathroom Kit
- 1 Body Soap Bar per Bathroom Kit
- 1 Face Soap Bar per Bathroom Kit
- 1 Toilet Paper Roll per Bathroom Kit
- 1 Makeup Wipe per Bathroom Kit
2 Packs of Bath Salts per Bathroom Kit
Variable Items based upon Unit Maximum Occupancy:
- 1 Hand Towel per Person
- 1 Bath Mat Towel per Person
- 1 Washcloth per Person
- 1 Bath Towel per Person
Check-Out:
By 10:00 AM CST. Late check-out may incur a fee and is subject to availability. Requests must be made at least 24 hours prior to departure.
Upon check-out the guest is responsible for:

Remove all debris, garbage, and food item(s) from the unit.

This includes all food items stored within the unit during occupancy.

Ensure all dishware item(s) are placed in the dishwasher with the cleaning cycle started.

Make sure that no items are missing from the unit. (There will be a charge for the cost of any missing items.)

Setting the thermostat to 74 degrees (April to October) and 66 degrees (November to March).

Closing and locking all doors and windows.

If applicable, return wristbands to the original location. There are additional fees for missing wristbands.
Departure Cleaning Fees:
A departure cleaning fee is required for all reservations. Your vacation rental will be cleaned prior to your arrival and again after your departure. You should find your unit cleaned upon arrival. If you find that your unit is not cleaned properly, please contact us immediately. No discount or refund will be given for unsatisfactory cleaning. Our cleaning includes the stripping and remaking of beds with fresh linens, light dusting, vacuuming and mopping of floors, cleaning and sanitizing bathrooms. You will be responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at checkout.
We respectfully request that you remember that you are staying in someone else’s home. Please give it the care and respect that you would give your own home. Additional fees may be required if the unit is not returned in original condition(s).
Furnishings:
You are renting a privately-owned condominium that has been equipped to meet the owner's preferences. Please respect the owner's belongings and consider future guests. Do not rearrange furniture or decor, move interior items outside, or remove any items from the unit. While property descriptions are accurate at the time of posting, any changes or renovations made by the owner may result in differences. Biloxi Beach Resort Rentals, LLC makes every effort to provide accurate information but is not responsible for property changes or conditions beyond our control upon arrival.

Early Check-In / Early Check-Out

These must be arranged ahead of time. Please contact an agent with Biloxi Beach Resort Rentals directly by phone at 228-276-2300 or by text at 228-338-1320.
Early Check-In Fee:
- 11 AM - 2 PM: $60 + taxes & processing
Late Check-Out Fee:
- 10 AM - 12 PM: $60 + taxes & processing
- 12 PM - 2 PM: $90 + taxes & processing
- After 2 PM: Additional night charge

Unit & Property Information
|
Maintenance:
Please report any damage or malfunction of equipment to the rental office as soon as possible. Failure to do so may incur some liability to the guest. No compensation will be given for temporary outage of electricity, gas, water, and cable or telephone service. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible. The operation and maintenance of these utilities is out of the control of Biloxi Beach Resort Rentals, LLC.
Appliances, air conditioners, etc, are not guaranteed, and refunds cannot be given for failure or breakdown. Biloxi Beach Resort Rentals, LLC will attempt to repair or replace any item during your stay. If a part must be ordered and the item cannot be repaired before your departure, no money will be refunded.

After Hour Emergencies: There is an agent on call 24 hours a day for emergencies. Call 877-9-BILOXI or text us at 228-338-1320 and the answering service will contact the correct agent. Non-Emergencies will be noted and handled the following day during office hours.
Emergencies include: Power Outage(s), Non-Functioning Air Conditioning, Non-Functioning Heat, Active Water Leak(s), Fire, Smoke Detector Malfunction(s) and/or Low Battery, etc… Anything that may have an effect on the potential health and safety of your rental party.
***** Non-emergent calls that are falsely reported as emergencies in order to reach an on-call agent outside of regular business hours may be subject to service charges. Calls regarding Television(s), Cable Service(s), Streaming Service(s), Internet Connectivity, Remote Control Batteries, Light Bulb(s) Out, etc… If it is not detrimental to the health and safety of unit occupants, service charges may be made at management discretion. *****
Internet: Please DO NOT change network information or reset your Internet router. Your unit door lock is controlled by the Internet of your unit, we will know immediately if it has been tampered with. Please do not reset the router / modem by pressing the button on the back -only recycle the power by unplugging and plugging it back in. There will be a $75 charge for tampering with any Internet equipment.

Damage Waiver:
We provide damage protection for our guests during their stay in the form of a Damage Waiver. This waiver is automatically added to each reservation. It covers the registered guests against any accidental damage to the unit or its contents and it is non-refundable.
Please report any damage to the unit as soon as it occurs so we may be able to access and/or minimize the extent of damage. The Damage Waiver is only valid if the incident is reported prior to check out. Intentional damage or damages in excess of the limits herein are the responsibility of the person named on the reservation, by agreeing to this policy, you agree to give automatic authorization to charge the credit card on file or provide an alternative source of payment for said damages. We inspect each unit immediately after departure.
Pets:
Many Homeowners’ Associations at condominiums prohibit pets on premises. If any evidence of a pet is found in a unit on one of these properties, it will result in you being asked to vacate immediately. There may be potential charges.
There are some units that do accept pets on property. There are fees associated with this. Please contact us for more information. We do allow service animals at any property. Please let our reservation department know about the service animal so we may pass that information to the Homeowner’s Association of the property.
Non-Smoking Units:
Smoking is strictly prohibited inside "NON-SMOKING" rental units. If any evidence of smoking is found in your non-smoking rental unit, the guest will be charged additional Deep Cleaning Fees depending on the size of the rental unit. Close balcony doors when smoking on the balcony!
Parking:
Properties may require parking passes to be utilized. If applicable, please make sure to hang one of the parking passes on your rear-view mirror so that security can verify that you are allowed to be on property. There will only be (2) parking passes per unit. If you have more vehicles than permitted, please contact our office at 228-276-2300 or the Homeowner’s Association of the property for information regarding additional parking options.
- No trailers permitted on property. Certain properties have overflow parking or know of parking nearby that is used during Cruisin’ the Coast. Please contact us for more information.
- The Homeowner’s Association may have size restrictions in the parking garage(s) on their property.
- Please note that Biloxi Beach Resort Rentals, LLC does not monitor or control the parking area(s) at any property with a Homeowner’s Association.
Unit Assignments:
We reserve the right to substitute comparable accommodation without notice or liability should the reserved unit be unavailable for any reason. When comparable accommodation is not available, the renter will have the option of selecting from available properties or receiving a complete refund.
Occupancy:
The total number of people allowed in the property, including children, at any time is restricted to the stated sleeping capacity for each property. These numbers are governed by the association, owner preferences, and fire marshal recommendations. Sofa and bunk beds are recommended for use by children.
Biloxi Beach Resort Rentals, LLC will not rent to anyone under 25 years of age, except under certain circumstances. Please give us a call for more details. -Mississippi Code of 1972, section 75-73-13
Miscellaneous:
- Items left in unit: Biloxi Beach Resort Rentals, LLC is not responsible for items left in the unit. There is a minimum $25 service charge in addition to the cost of shipping to have item(s) mailed to guest(s), including the associated taxes and processing. This cost is only incurred if guest(s) explicitly requests for item(s) to be returned via shipping.
- Grilling: Fire department regulations prohibit the use of any open flame grills on all decks, porches and balconies. Some complexes have common area grills for guest's use.
- Property Amenities: The Homeowner’s Association maintains the amenities on properties such as swimming pools, hot tubs/jacuzzis, fitness centers, grills, etc. If there are any issues with any of the property amenities, please contact the Homeowner’s Association of the property.
- Renters agree to release and hold harmless Biloxi Beach Resort Rentals, LLC and owner(s) from any and all liability relating to water features, I.E. swimming pools, hot tubs, bayous or Gulf access. Further, they agree to indemnify Biloxi Beach Resort Rentals, LLC and the owner(s) from any liability causes of action and to be responsible for defending Biloxi Beach Resort Rentals, LLC and said owner(s).
- Balcony: The hanging of bathing suits, towels or clothing upon balcony railings is not permitted. Do not throw anything from the balcony as it could result in penalties depending on the situation.
- Fireworks: The use of fireworks is prohibited on all our vacation properties. Local City ordinances and fire code prohibit the use of fireworks on beaches, buildings or grounds.
- Mail: All mail must be delivered to a mailbox on site, or to our local Post Office. To request a mailbox key for your unit, please contact our office at 228-276-2300 or text us at 228-338-1320. Not every unit has a mailbox key available.

Biloxi Beach Resort Rentals LLC manages properties that are actively listed for sale. We will make every effort to inform guests of such information during the booking process, but may not always be able to do such. If you do not wish to rent an actively listed unit, please text 228-338-1320 and state "Name, Property Name, Unit Number," and the message "I do not wish to allow showings."***
In the event the property you are renting is listed for sale, showings may be requested during your stay. These showings must be permitted so long as a 24-hour notice is given. This is required of all reservation types, regardless of property and/or length of stay.
You are not expected to do anything to prepare for the showing. Guests are not required to remain in the unit during the occasion, but are not required to leave either. The realtor showing the unit will know it is currently occupied.
*** Guests who have booked a unit for sale that do not wish to allow showings will try to be relocated to a different property. There are no exceptions to this rule and there will be no refund or credit due to this.

Biloxi Beach Resort Rentals, LLC is the agent of the property owner and is always acting, in and for the best interest of the Client-Owner(s). Biloxi Beach Resort Rentals, LLC will treat all customers/guests with honesty and fair dealings. The guest understands that security is not provided at this property. Neither Biloxi Beach Resort Rentals, LLC nor the owner(s) are liable for injury, damage, violence or otherwise that might happen to the guest while at a property. The agent will not be held responsible for acts of theft, vandalism or damage to the owner or guest's personal property.
